Reserving Your Property

Once you've found the right property and the tenancy terms have been agreed with the landlord, you'll be asked to complete our online tenancy application.

As part of the application process, we'll carry out the necessary referencing and verification checks to ensure the tenancy is suitable for both you and the landlord. This may include identity verification, credit checks, employment or income verification, and previous landlord references where applicable. In some circumstances, a guarantor may be required.

We'll also ask you to provide valid photographic identification, such as a passport or driving licence, together with any supporting documentation requested during the application process.

To reserve the property, a holding deposit will normally be required. Once your application has been approved and all referencing has been successfully completed, the holding deposit will be applied in accordance with current legislation and the terms of your tenancy. You'll then be invited to review and sign your tenancy agreement before arrangements are made for you to collect the keys to your new home.

Our team will keep you informed throughout the process, ensuring your application is handled efficiently and making your move into your new home as smooth and straightforward as possible.

Your Tenancy Deposit

Before your tenancy begins, you'll be required to pay a tenancy deposit, together with any agreed holding deposit where applicable. The amount payable will always comply with current legislation.

For most tenancies with an annual rent below £50,000, the maximum tenancy deposit is equivalent to five weeks' rent. For properties with an annual rent between £50,000 and £100,000, the maximum tenancy deposit is equivalent to six weeks' rent. Where a holding deposit is required to reserve a property, this will not exceed one week's rent.

At Savoy Lettings, all qualifying tenancy deposits are protected through the Tenancy Deposit Scheme (TDS). Once your deposit has been registered, you'll receive confirmation, together with your Deposit Protection Certificate and the prescribed information, giving you complete peace of mind that your deposit has been protected in accordance with current legislation.

At the end of your tenancy, your deposit will be returned, subject to the terms of your tenancy agreement and any agreed deductions for matters such as damage beyond fair wear and tear or outstanding rent. If a dispute arises, the Tenancy Deposit Scheme (TDS) provides a free, independent dispute resolution service to help both parties reach a fair outcome.

If you have any questions about your tenancy deposit or the deposit protection process, our experienced team will be happy to help.

Setting Up Rent Payments

Rent is payable monthly in advance, with your first month's rent due before your tenancy begins. Our team will provide you with all the payment details and due dates in advance to ensure everything is in place before you move into your new home.

For your convenience, we recommend setting up a monthly standing order, helping to ensure your rent is paid on time throughout your tenancy. Payments can also be made by bank transfer where appropriate.

Unpaid Rent Payments

We understand that circumstances can occasionally change, so if you're experiencing difficulties making a payment, we encourage you to contact us as soon as possible so we can discuss your options.

In accordance with current legislation, a charge for late payment of rent can only be applied if your rent remains unpaid for 14 days or more. Any interest charged will be limited to 3% above the Bank of England's base rate and will only apply to the outstanding amount of rent for the period it remains overdue.

If you have any questions about your rent payments or require assistance, our team is always happy to help.

A tenancy will be offered to you subject to contract and the following conditions:

  • A fully completed tenancy application form has been submitted

  • The landlord has accepted your application

  • A holding deposit (equivalent to a maximum of one week’s rent) has been paid to reserve the property

  • Satisfactory referencing has been completed by an independent referencing agency

  • Suitable references have been obtained (including credit, affordability, employment, and previous landlord checks where applicable)

Before moving in, payment of your first month’s rent and tenancy deposit (up to a maximum of five weeks’ rent, or six weeks where applicable by law) must be made by bank transfer. Funds must be cleared in full before keys are released.

If you are unsure about what is included within the property (such as furniture, appliances, or fixtures), please seek clarification from our team before submitting your application.

Tenancy Structure

All tenancies are now granted on a rolling periodic basis in line with current legislation in England. There are no fixed-term tenancy renewals required. Instead, your tenancy will continue on an ongoing basis until either party serves the appropriate notice in accordance with the tenancy agreement and legal requirements.
