What is the Renters' Rights Act?
The Renters' Rights Act introduces significant changes to the private rented sector in England, creating a fairer and more secure framework for both landlords and tenants. The legislation brings updates to tenancy structures, rent increases, possession processes, landlord responsibilities, and tenant rights, alongside stronger measures to improve standards and compliance across the sector.
The Act received Royal Assent on 27 October 2025 and officially came into force on 1 May 2026, with further provisions being introduced in phases throughout 2026.
